AUCTION LOCATION: The auction will be held at Resor Seeds/Pro Harvest office building/conference
room on the north side of the office(house). Resor Seeds/Pro Harvest is located directly southwest of
the farm at 12513 LIV 255 Chillicothe, MO 64601, just 4 miles east of Chillicothe.
Directions to farm: From Washington street in Chillicothe, MO head east on Polk Street toward Hwy V.
Cross over the railroad bridge and continue on Hwy V for about four miles to curve and farm is on the
east side of Hwy V. Real Estate signs posted on farm ground. Legal description to come.
FARMLAND: Very nice highly productive Livingston County, Missouri farmland conveniently located just
minutes outside of Chillicothe and FSA indicated 65+/- with 48.29 FSA indicated tillable acres selling as one tract. This
farm has had some very nice improvements including farmable terraces, tile, and a large stocked pond.
There are two properties on the south side of the farm that have already been surveyed off and sold to

TERMS AND CONDITIONS: Method & Terms: The Waits farm will be sold as one tract, based on FSA
indicated acres. We will sell the farm as a whole farm basis as the farm will not be surveyed prior to
auction. The sale will be final. Immediately following the auction, the successful bidder shall enter into a
written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with
the balance due at closing in approximately 30 days, on or before Monday, December 9, 2019. Title
insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate
taxes, will be prorated at the time of closing. Possession will be given at the time of closing. All
